We Thought a Vacation Home Should Come With Hotel Service Attached
The gap nobody was filling
Michelle Donaubauer spent her career in finance. Banking, mortgage lending, real estate, capital raising — work that runs on one question asked over and over: where is the value actually going, and who is capturing it?
Eventually she started asking it about her own family holidays.
On paper, a vacation rental wins easily. More space than a hotel room. A kitchen, so you are not buying breakfast for six every morning. A pool nobody has to share. Somewhere the children can be loud without a stranger knocking on the wall. For a family or a group, the arithmetic is not close.
But the experience had holes a hotel would never tolerate.
At a hotel, somebody meets you. There is a desk, a person, a key in your hand within minutes. Your luggage goes somewhere. If the air conditioning dies at eleven at night, you pick up a phone and someone answers.
Book a villa and you land at Orlando International with four suitcases, two exhausted children and a booking confirmation on your phone. You queue for a rideshare large enough to hold the luggage, and it costs noticeably more than you had budgeted. You arrive on a street you have never seen, in the dark, looking for a lockbox. If something breaks, you message a host who may or may not reply before morning.
Michelle's conclusion was that the trade-off was never necessary. The space of a home and the service of a hotel are not opposites. They had simply never been assembled by the same company, because the people who own the homes are not the people who run the logistics.
USVacaRentals is that assembly. The same villa, the same pool, the same price advantage over four hotel rooms — plus a vehicle waiting at arrivals, luggage handled, a team that already knows the property, and somebody who picks up the phone.
The finance background shows up in a less visible way too. Every home we take on is underwritten before it joins the portfolio, the way you would underwrite any asset — location, condition, running costs, what it can realistically earn, whether the numbers work for the owner and the guest at the same time. That discipline is why owners trust us with their properties and why guests find our homes better maintained than the average listing.
You should be able to arrive on holiday and immediately be on holiday. That is the entire idea.
What we do now
Four things, all versions of the same idea.
- We host guests in resort-style vacation homes across Florida, and we run the arrival as carefully as the stay.
- We place relocating families into fully furnished long-term homes in Florida and Texas, so nobody buys a sofa before they know which city they are living in.
- We move people — airport transfers, cruise transfers and park runs, in vehicles that hold the whole group and the luggage.
- We work with property owners, either leasing their home outright on a guaranteed rent or running the whole operation for them.
How we choose the homes we host
We turn down more properties than we take on. Every home is assessed on four things in order: family comfort, convenience, safety and cleanliness. If a property fails on safety or cleanliness, no amount of square footage rescues it.
