How do I know which option is right for me?
If you want certainty and no involvement, guaranteed rent. If you want maximum return and accept month-to-month variance, management. The free analysis gives you both numbers for your specific property so you are comparing real figures rather than principles.
My property is not approved for short-term letting. Can you still help?
Not for short-term letting, and anyone who tells you otherwise is putting your property at risk. We may be able to place it as a furnished long-term rental instead, which is permitted almost everywhere short-term letting is not.
How long does it take to get started?
An offer within days of the analysis. From signature, typically two to four weeks to photograph, list and go live.
Money
When do I get paid?
Under a guaranteed rent lease, the same date every month. Under management, monthly in arrears with a statement showing the bookings, the revenue and the expenses that produced the figure.
Who pays for utilities, HOA dues and repairs?
It differs between the two models and is set out precisely in whichever agreement you sign. Under a lease we take on the running costs of operating the property. Under management, those costs remain yours and we manage them within the spending threshold you set.
Practical
Do I need my own insurance?
Yes, and it needs to be the right kind. Standard homeowner policies frequently exclude short-term letting. Speak to your broker before you start.
What about tourist development tax and registration?
We handle registration, permitting and tourist development tax filing as part of both arrangements, and keep them current.
