We turn down more properties than we take on. Here is what we look for, and why it matters to you as a guest.
Four things, in order
Family comfort
Enough beds that nobody is on a sofa. Enough bathrooms that the morning works. Somewhere to sit together that is not the kitchen table, and somewhere to escape to when you have had enough of each other. Outdoor space that gets sun for a decent part of the day. A kitchen you could genuinely cook a week of meals in, not a decorative one.
Convenience
Realistic drive times to the places guests actually go. Parking for the vehicles a group that size arrives in. Groceries nearby. Wi-Fi that supports a family all online at once rather than a single laptop. Laundry in the house, because a week with children generates laundry.
Safety
Working smoke and carbon monoxide alarms, tested and logged. Pool barriers and door alarms where children are expected. Secure entry with codes we change between guests. Lighting on the approach and the driveway. Properly registered and permitted for short-term letting, with the paperwork current.
Cleanliness
Professionally cleaned between every stay, with photographic proof of completion filed before the next arrival. Linens and towels to a set par level, so the cupboard is never empty. Deep cleans on a schedule rather than on complaint. Inventory checked and replenished at every turnover.
The inventory standard
Every home we host carries the same baseline, so you know what you are walking into.

How we inspect
Every property is inspected before a guest arrives, not merely cleaned. Our team checks the inventory against the standard, tests the alarms, runs the taps and the air conditioning, and photographs the condition. Those photographs are dated and filed, which protects you as a guest as much as it protects the owner.
